　　这些经纪人非常有说服力，主要提供了两个购买在建和在建房产的理由。首先，它们更便宜。其次，你有更多的选择。它们更便宜的事实是真的。但考虑到许多投资者在过去几年里已经购买并锁定了房产，它们是否提供了更多的选择还存在很大争议。许多这样的房子都可以以合适的价格出售。

　　此外，还有一些风险是这些代理人不愿提及的。但在我们讨论这个问题之前，我们先来谈谈乔治·阿克洛夫在1970年发表的一篇题为《柠檬市场》的研究论文。在美国，有缺陷的汽车被称为柠檬。

　　现在，正如阿克洛夫在报纸上所写的:“有新车和二手车。有好车和坏车。一辆新车可能是一辆好车，也可能是一辆柠檬车，当然，二手车(在印度我们称之为二手车)也是如此。”

　　除非潜在买家是汽车机械方面的专家，否则他或她在购买二手车的过程中面临着巨大的信息不对称。他们不知道这辆车到底是好是坏。另一方面，卖家有，这就是为什么存在信息不对称。

　　这样的市场从未真正运转良好。正如Nate Silver在《信号与噪音——预测的艺术与科学》一书中所写:“在一个被信息不对称所困扰的市场中，商品的质量将会下降，市场将被狡诈的卖家和容易受骗、绝望的买家所主宰。”

　　发生这种情况的原因是，一辆好二手车的卖家无法证明这辆车是好车，因此得不到他或她认为合适的价格。在这种情况下，这样的卖家可能会保留这辆车，而最终在市场上出售的汽车基本上都是柠檬。鉴于此，一个潜在的买家很难买到二手车。

　　那么，这与在建或在建房屋被出售有什么关系呢?在购买二手车时普遍存在的信息不对称，在购买在建或在建房屋时也普遍存在。

　　买方很难知道建筑商是否会抽出时间按时交付工程。

　　在2002年至2013年期间，房地产价格快速上涨，许多建筑商根本没有按时交货。这导致了一种情况，买家必须继续支付租金，同时偿还住房贷款。

　　一些建筑商拿了钱就消失了。现在，在2023年，随着房地产监管机构的出现，情况有所好转。尽管如此，房地产监管机构仍在进行中，监管机构的质量也因州而异。

　　此外，现在许多项目的交付日期都是2027年和2028年。四年或五年是一段很长的时间，在这段时间里会发生很多变化。此外，即使建筑商按时交付，你也要承担最终公寓与承诺不符的风险。你所看到的并不是你可能得到的。当然，人们可以向监管机构提出这个问题，但这需要时间、金钱和精神空间，而这些东西通常都是短缺的。
